買二手房屋，屋齡百年以上絶非罕見，因此多數買家都會在交易前聘請測量師檢查房屋出一份報告 Home Buyer Survey，確認沒大的建築問題後才會交換合約。基本上牌照的專業測量師均可以協助檢測，而英國較出名的測量師協會是Royal institution of Chartered Surveyors (RICS)。

RICS 有一套特定的測量標準，而成員的測量報告有標準格式。

 

要取得RICS 資格有三個途徑：:

• “Professional: With a degree and 5 years experience.”

• “Graduate: With an accredited degree.”

• “Associate: With 4 year’s experience and vocational qualifications.
