自己上網買Landlord Insurance 定揾Insurance Broker 買好呢? Why Using an Insurance Broker?

無論放租或自住,買Landlord Insurance 或Home Insurance 是必須的事,究竟自己買或揾Insurance Broker 幫手好呢? 其實買保險一點都不難,comparethemarket網站,輪入資料,就很多選擇,揀啱網上付款就搞掂。 不過牛姐妹一直都係揾Insurance Broker幫手,而最近9月30日趕Stamp Duty 尾班車失敗既經歷 (https://www.facebook.com/ukcowsisters/posts/232755132207056 ),更令我覺得揾到個幫得手又快手既Insurance Broker 真係好緊要。


牛姐妹揾Insurance Broker的考慮主要如下:

(1) 價錢考慮 - 通常都會覺得揾Broker 買貴過上網自己買,但我揾自己間140K的屋仔實測 (見附圖) quote 過一次,我Broker 買的年費190磅有找,但comparethemarket 最平都264磅。可能因為網上的Buildings 保額最低都要600K,但找Broker幫我做個份cover 150K就得,間屋只係140K。



(2) 買樓過程中,常有修改保單的情況出現,時間通常好趕。尤其是如果借錢買屋,Lender 通常要求多多,先要俾份quotation 佢睇要合佢心意先買得;定好Exchange Date 就要急急腳買Building Insurance,然後再將policy交俾Lender,否則成交唔到。 Lender 好多時會要求在Policy 上加的保障字眼。例如最近一次交易,個Lender 係completion個日先同我講 “We are just missing the wording for (property name) or something that states flooding is included and the full date of the policy” 我真係唔佢UP咩,就咁轉左俾我insurance broker佢就幾個字搞掂份新既俾我。

(3) 如果買間屋時未有Tenant,我地要先買份Building Insurance,當揾到租客後,就要取消份Building Insurance 拎翻退款,改買一份Landlord Insurance。呢個過程唔係難,係煩。有Broker 的話,就係一個Email 搞掂,新保險一兩天內收到,餘額就退回我俾錢的銀行戶口。

(4) 買保險唔煩,Claim先煩。 揾Broker 買保險,之後有咩要Claim佢會幫我手搞手續,不另收費。加上揾Broker 買保險佢又唔收我錢,我諗唔到理由唔用Broker。


(5) 當保險快到期時,Broker會主動提我並準備好新的報價給我,太方便了。尤其是如果你是專業投資者有多個物業,有個保險Agent 幫你管理到期續約都很不錯呢~
